We take on the full responsibility for the construction costs, which would typically be around $1.8 million in this example. Our team will manage the entire construction process, including obtaining permits, designing the duplex, and overseeing the build from start to finish.

3. The Finished Product: Increased Value
Once the duplex is complete, the total project will have a combined value of approximately $4.4 million to $4.6 million(valued at $2.2 million to $2.3 million per side).

4. You Receive One Side, We Receive the Other
Once construction is completed, you will receive one side of the duplex, and we will receive the other. This gives each party control over one unit. From there, you have full flexibility in what to do with your side:

Sell it: You can choose to sell your side of the duplex at the market price.
Live in it: If you prefer, you can choose to live in your side, enjoying a newly built, high-value property.
The other party (us) can do the same with our unit—either selling it for a profit or holding it as a rental property.
